Preventing Pipes From Freezing

Before the temperatures begin to drop, it is important that you take these precautionary measures so that your pipes do not freeze.

  1. Drain water from any exterior hoses and the sprinkler system line. After you have removed and drained the garden hose and the sprinkler lines, store them in your garage or shed.

  2. Check your home or business’s current insulation. You want to have proper insulation in the attics, basements, closets and crawl spaces. The insulation will help these areas maintain a warm temperature. The warmer these areas are, the less chance you have of a pipe freezing and bursting.

  3. Evaluate your pipe system, making sure that there are no current leaks. Install appropriate materials on exposed water pipes. To prevent a pipe from freezing, you should consider adding a pipe sleeve or heat tape or heat cable to the pipe. Newspaper can also serve as affordable insulation to pipes that are exposed to the season’s frigid temperatures.

  4. If you have water supply lines in your garage, keep the garage door closed so that the warmer air remains inside. You should also open the cabinet doors in both your kitchen and bathroom to allow the warm air to circulate around the pipes. When you open the cabinets’ doors, make sure to remove any cleaners, chemicals or mousetraps so that a child cannot easily access them.

  5. Keep your thermostat set to a warm temperature. If you leave for a family vacation or weekend getaway, do not turn your heat off. While running the furnace regularly in your home can result in a costly heating bill, a frozen pipe that has burst will be much more expensive.

  6. When winter weather strikes and the temperature is below freezing, turn the faucets on frequently. Allowing water to flow through the pipes will help keep them warm and running smoothly.
